The Christmas Valley area in South Lake Tahoe is one of Tahoe’s most secluded and desirable areas. Houses for sale in Christmas Valley range from small cabins, fixers, and foreclosures in the upper $200,000′s to new large custom homes over $1,000,000.
Christmas Valley is about 10 minutes away from South Lake Tahoe and about 15 to 20 minutes from Heavenly Valley and the casinos. Christmas Valley is located south of Meyers along Luther Pass Road (Hwy 89) and the Upper Truckee River. The South Lake Tahoe mls divides Christmas Valley into 2 areas, Christmas Valley 1 and Christmas Valley 2. Christmas Valley 1 is basically the north side and is close to Hwy 50, and Christmas Valley 2 is the south end that parallels Hwy 89 and the river.
If you are looking for a quiet and secluded neighborhood away from the casinos and the lake, Christmas Valley is the perfect area. Many of the homes back National Forest land, have great mountain views, or even back the Upper Truckee River. The lots in Christmas Valley are generally larger than the average Tahoe lots, and average from 6,000 to 10,000 square feet, and some are larger. Spectacular mountain views of Echo Summit and surrounding mountains are very common in Christmas Valley.
Christmas Valley does get quite a bit more snow than areas right next to the lake. I have heard anywhere from 20% to 50% more snow falls in Christmas Valley. It must be either the snow or some of the street names (Blitzen Road , Santa Clause Drive, St. Nick Way, Reindeer Way, Elf Lane) where Christmas Valley got its name!
Here are some of the outdoor activities that Christmas Valley has to offer:
Country Club Estates:
The Country Club Estates/ Elks Club area has some of the nicest and largest houses for sale in South Lake Tahoe.

The Country Club Estates area is in a great location because it is only a few minutes from the Y, but it has a secluded county feeling. Being in Country Club Estates makes you feel like you are in the mountains. The homes are nestled around the towering pine trees on sloping lots. The area also has easy access from both Pioneer Trail and Hwy 50.
Due its location on the sloping hill, many of the homes in Country Club Estates have mountain views, and some homes even overlook the Lake Tahoe Golf course. It is also common to find homes that either neighbor a National Forest lot, or even back National Forest land.
If you are looking at homes for sale in South Lake Tahoe with a quiet county setting but not too far away from Tahoe’s amenties, Country Club estates is an area that you should be looking in. Echo Summit and American River Canyon
The Echo Summit and American River Canyon areas consist of Echo Summit, Fresh Pond, Kyburz, Phillips, Silver Fork, Strawberry, Twin Bridges, Whitehall, Echo Lakes, and Writes Lake. This is the area east of Pollock Pines and west of Meyers on Highway 50.
The Echo Summit and American River Canyon areas offer a much more secluded setting than properties in the Tahoe Basin. The properties that are scattered along the American River and through out the forest land draw a specific buyer looking to get away from the crowds and enjoy peace and quiet in an Alpine setting.
Many of the properties in the American River Canyon are U.S. Forest Service Cabins. The land that the Forest Service cabins are built on is owned by the United States Forest Service. The land is leased in 20 year increments and the cost can range anywhere from $400 per year and up. The cabins can be purchased and sold, but are considered Personal Property, not Real Property. Banks do not loan on Forest Service cabins because they are considered personal property. Most Forest Service cabins are purchased with cash or owner financing. Most Forest Service cabins are summer use cabins that do not have winter access, plowed roads, or year round water. For more information about Forest Service Cabins you can visit the Forest Service website at http://www.fs.fed.us/r5/eldorado/recreation/recres/.
The Echo Summit and American River Canyon areas are a great location for buyers looking for an Alpine Setting and seclusion at an affordable price.

Gardner Mountain is one of the closest areas to Camp Richardson, Fallen Leaf lake and South Shores best beaches. National Forest land boarders the west side of the Gardner Mountain area, and to the south is the South Tahoe High School. Gardner street, on the west side, is one of the best streets in the area to be located on because it boarders the National Forest land and offers both privacy and views.
Most of the lots in the Gardner Mountain area are 5,000 to 10,000 square feet in size. The Highland Woods area is a small and desirable neighborhood in South Lake Tahoe. There are not a lot of homes that come up for sale in the Highland Woods area, so the sales can often be quick, especially if the homes are priced well.
One of the best features of Highland woods is the under ground utilities. Other than the Tahoe Keys, Highland woods is one of the the only areas that does not have power lines obstructing the views. The curbs and gutters are another feature that add to the aesthetics of the area. There are also many newer homes with landscaped yards that make this neighborhood a pleasure to be in.
The Highland woods area is centrally located in South Lake Tahoe with easy access to highway 50. The casino’s, Heavenly Valley Ski Resort, and Lake Tahoe’s famous sandy beaches are only a short drive away.

Most of the homes in the Meyers area are situated on 6,000 square foot lots and neighbor other lots or homes. There have been foreclosures and small cabin/ fixer type homes that have sold under $200,000. The majority of the houses in Meyers are priced from $250,000 to $450,000. Although the houses located along the edges of Meyers that back open land are private, the middle of Meyers definitely feels like a residential neighborhood.
Outdoor enthusiasts looking at real estate in South Lake Tahoe will enjoy the Meyers area.
